THE INTERNET IS YOUR BEST RESOURCE According to the National Association of Realtors over 93% of all home searches began online in 2010. You want to make sure your home is listed on as many prominent web sites as possible. Some of the sites you want to have your home featured on are Zillow.com, Google Real Estate and Trulia, to name a few.
When it comes to the internet you want to do your homework. Your home being on the internet is one thing, your home being seen on the internet is another thing entirely. You want more big name sites that feature your home. Stay away from options that give your home its own website. Sure, your home might be the only one featured on an exclusive site but unless it is featured in the top 3 results of a Google search chances are it will never be seen.

DON'T WASTE TIME OR MONEY ON THINGS THAT DON'T WORK!! Print media may not be dead but it's definitely on it's last legs. Don't waste your money on newspaper ads. As discussed in the last tip over 93% of home shoppers start out online - and that's where they stay.
Take our website for example, www.Keys2Day.com, we allow buyers to set up Free Home Updates that send them the homes that fit their criteria on their schedule. So why would they bother reading a newspaper that's outdated by the time it reaches the news stand?
If it's ad placement you want you have to rely on a consistent strategy that includes sites like Craiglist, Backpage and Kijiji. We post our clients' listings on Craigslist throughout the week and we employ strategies that ensure our ads are noticed, opened and responded to. Consistency is the key.
 While we're on the subject of things that don't work as well as you may think - Open Houses. Here's an industry secret - open houses are great for Realtors because they allow us to add names to our database. However, open houses rarely sell houses. In fact the majority of people who do visit open houses either are not yet qualified to purchase the home or can not be qualified. So before you waste time showing off your home to total strangers en masse consider this tip.
PRICE IT RIGHT IN THIS MARKET You already know that price is the main driver in 2Day's market. It doesn't matter how many people see your home - if it's not priced right it won't sell. Contrary to many seller's beliefs certain things don't demand a higher price although it may be an enhancement to the property. A swimming pool is one example. While some sellers may think that the pool is a selling point many buyers see it as a liability and an item that will need costly maintenance.
You want your home to be priced within the range of comparable homes in your general area. If your home is priced too high it won't even get looked at in an internet search. Remember, buyers have the option of selecting a price range. A home priced $1,000 outside that range won't even show up in the search results.
There is also the danger of pricing your home too low. Of course the home may get many offers in a short amount of time, however, you will end up with less money than you could have gotten for the home.
